This page contains our answers to the most common questions our prospective tenants ask us. What is shared accommodation?

All of HouseMates properties are shared houses. This means that you rent a private bedroom within a house shared by other HouseMates tenants. This is in contrast to renting an entire house or apartment to yourself.

The are many great advantages to living in HouseMates shared accommodation:

  • A ready-made social life with like-minded tenants of a similar age

  • We manage every aspect of the property on your behalf

  • No need to worry about paying council tax and buildings insurance - these are all paid by HouseMates

  • No bills! All bills, from electricity and gas, to broadband and television packages are paid by us

  • Cleaners thoroughly clean all the shared areas of our houses every week


What is included in the monthly rent?

HouseMates tenants really do benefit from excellent value for money. Renting a small apartment would normally cost over £500 per month, and that's before even thinking about paying any other bills. At HouseMates, we have rooms to fit everyone’s budget, and all the bills are included in the rent! You pay a single monthly amount to cover all of the following:

  • Gas / Electricity

  • Water

  • Council Tax

  • Broadband and TV

  • Cleaning Weekly

  • Repairs and Maintenance

  • On-Call Staff


Do I need to pay a deposit?

Yes - just as you would with any other rented property, you will pay a deposit of half a months' rent before moving into a HouseMates house, unless otherwise specified. This is simply to cover the cost of any accidental damage caused to the property or its contents during your tenancy. Your deposit will be returned to you within 10 working days after you leave HouseMates. You also need to pay an admin fee when you choose to take a HouseMates room. Admin Fees depend on the initial contract length – 3 months and under - £150, over 3 months - £75.


Is my deposit protected?

Yes, your deposit will be registered with mydeposit.com. By law your deposit must be protected within 30 days of your paying it.


What do I need to bring with me?

All our houses are fully furnished. You simply need to bring your own bedding and kitchen utensils/crockery.


I'd like to take a room! What do I need to do?

We've made it very quick and straightforward to become a HouseMates tenant. If you need to move in quickly, just let us know - we can usually complete the application process within 24 hours. Here's what you need to do:

  • Make contact with us, either through this website or by calling us on 01625 501 501. We will then discuss which rooms are most likely to suit you. Please have a budget and move-in date in mind!

  • Viewings! – Viewings aren’t essential from us so if you’re happy to take a room from the pictures, we don’t mind! If you will struggle to travel, we may be able to provide you with additional images or a FaceTime viewing – just ask! We try to be as flexible as possible with viewing times and days but please be mindful in winter and at weekends we may have limited time slots.

  • You complete our simple application form and return it to us – this is basic information such as your name, DOB and previous addresses!

  • We will quickly run a ‘non-invasive’ tenant check and get references from your previous landlord and employer, as appropriate.

  • You sign the tenancy agreement online and then arrange to collect your keys.

Are there any Terms and Conditions that I need to know about?

  • If you apply for HouseMates accommodation, but then decide not to take a room, the administration fee will not be returned.

  • You must pay the initial partial rent by the date agreed, otherwise we may need to re-let the room (the administration fee).

  • HouseMates will carry out references and a credit check for all prospective tenants. This helps us to gauge the prospective tenant's suitability for becoming a HouseMates tenant.

  • In the event of the application being declined by HouseMates as a result of the credit check or references, the deposit and any rent paid in advance will be fully refunded. Please note that the administration fee will not be refunded.

  • If your tenancy is under 6 months' the admin fee will be £150, if you take out a tenancy over 6 months' the admin fee will be £75
